Conveyancing Purchasing Steps

Buying a property? Below is a summary of the common conveyancing stages that take place when purchasing a property. Of course every purchase will differ slightly but we guide you through the your purchase an enjoyable and satisfying experience.

Step 1
Pre Exchange

While you look for properties, we review the contracts for you. We explain the contract to you in plain terms and recommend and negotiate any changes to the contract. Pre purchase reports are ordered if necessary, such as pest, building and strata reports. If you are obtaining a loan for the purchase this is when you should obtain a pre approval from your bank.

Step 2
Exchange

We ensure that any agreed amendments have been made to the contract. Once you are ready, we arrange for the contract to be signed by you and exchanged at which point the contract becomes binding on both the seller and the purchaser. The deposit is paid by you at the time of exchange.

Step 3
After Exchange

We order and check the necessary property searches. If you are obtaining a loan you will sign the loan documents with your lender. We correspond with your lender to ensure that they will be ready for settlement. If you are a First Home Buyer we assist you with any available applications for exemptions from stamp duty and grants (if eligible). We prepare settlement figures and arrange settlement with your lender and the seller. We advise you and your lender (if applicable) of the funds required to complete the purchase. We also arrange for the Stamping of the Contract and the Transfer documents. At this stage you should start arranging your electricity, gas and phone account with your chosen suppliers.

Step 4
Settlement

This is where the money changes hands and you take ownership of the property. We ensure that the title is in order and pay the settlement monies to the seller. Once settlement has completed we notify you and the Agent so that you can start celebrating. Immediately following settlement the Land Titles Office, the local Council & Water authorities are notified of the change of ownership (If strata title, the strata manager is also notified).
