Conveyancing Sale Steps

Selling a property? Below is a summary of the common conveyancing stages for selling a property. Of course every sale will differ slightly but we guide you through the your sale to make it a smooth process.

Step 1
Pre Exchange

While you choose your Real Estate Agent, we order the statutory searches that are required for the Contract for Sale. Once the contract has been prepared and approved by you, we send it to your Agent to allow the sales & marketing process to begin. We answer any queries from prospective buyers regarding the contract and the property. We negotiate any proposed amendments to the contract from prospective purchasers.

Step 2
Exchange

Once a buyer has been found and the price and terms of the contract are agreed, contracts will be exchanged. We ensure the contract is ready to be signed and the agreed amendments are made to the contract. We arrange for the contract to be signed by you and exchanged with the purchase

Step 3
After Exchange

Following exchange you should contact your bank and determine what arrangements need to be made to discharge any mortgage. Usually this involves completing a discharge authority form, which we assist you with. We arrange for you to sign any necessary documents to facilitate the transfer the ownership of the property. We arrange settlement with your discharging bank (if applicable) and the purchaser. We check the settlement figures provided by the purchaser's solicitor or conveyancer. We provide you with a settlement statement for your approval which shows the settlement adjustments and payments that will be made when settlement takes place. At this stage you should notify your energy, phone, internet providers that you have sold the property.

Step 4
Settlement

On settlement the ownership of the property is transferred to the purchaser and the sale proceeds are paid to the seller. We ensure that you receive the correct funds on settlement and that the mortgage on title is paid out (If applicable). The relevant council and water authorities are notified of the change in ownership. We let you know as soon as settlement has completed so you can celebrate.
